Our Warranties
Every full home inspection from Gold Standard Inspections includes these limited warranties at no extra cost. They cover the major items that were inspected and found working at the time of inspection, but later fail.
90-Day Warranty
Covers major mechanical and structural items that were working at inspection and later fail.
- Mechanical coverage: up to $500
- Structural coverage: up to $2,000
- Term: 90 days from inspection, or 22 days after closing — whichever comes later
- Deductible: $0
- Eligibility: Appliances and HVAC must be 10 years old or younger (11+ years is not covered)
Mechanical Coverage
- Plumbing: water lines, faucets, water heaters, drain lines, gas lines
- Electrical: main service panel, secondary service panel, and wiring
- Appliances: kitchen appliances including (and limited to) oven, range, dishwasher, built-in microwave, trash compactor, and garbage disposal
- Heating & Air (HVAC): furnace, air conditioner, and thermostats
Structural Coverage
- Poured concrete & block wall foundations
- Floor joists, bottom & top plates, and wall members
- Roof leak repair (does not include replacement of bad shingles)
- Load-bearing walls and attached garage doors
SewerGard
Protection for your home’s underground water and sewer service lines.
- Water supply line: up to $2,000 in repairs ($300 deductible)
- Waste line: up to $2,000 in repairs ($300 deductible)
- Bonus: With a free and clear sewer scope, coverage extends from 90 days to 6 months. (Send us the sewer scope report and/or video after the 90 days.)
During the agreement term, only the directly affected portions of the following components are covered against failure due to normal wear and tear:
- Water Line: the single lateral water service line from the water utility’s connection to the water meter or main shut-off inside the home. This also includes the surface level of the yard.
- Sewer Line: the single lateral sewer service line from the home’s exterior wall to the point of connection with the sewer utility’s wastewater collection system or septic tank.
MoldSafe
Coverage for new visible mold that appears after your inspection.
- Mold chemical treatment: up to $2,000 ($300 deductible)
- Term: 90 days from inspection, or 22 days after closing — whichever comes later
What’s covered: If no visible mold or moisture issues were reported during your inspection and in your inspection report, this agreement covers the remediation (removal) of new visible mold on permanently installed surfaces in the property.
Please note: Only new visible mold growth that occurs after the inspection date is covered. This agreement covers removal only, not replacement of components (many surfaces can be treated and cleaned without removal). It does not cover mold resulting from insurable events such as floods, rain/water intrusion, or any other peril. This is not a homeowner’s insurance policy.
5-Year Roof Warranty
Coverage for roof leaks caused by normal wear and tear.
- Roof leak coverage: $3,000 aggregate over the 5-year term
- Deductible: $500 per individual leak
This service contract covers repairs for leaks only, and only when the cause of the leak is normal wear and tear or deterioration. Any defect noted in your inspection — or any leak resulting from a noted defect — is not covered. If your inspector noted damage, leaks, improper installation, or worn materials, it is the homeowner’s responsibility to remedy those conditions.
A $500 deductible applies to each individual leak; a single claim may cover multiple leaks, and a deductible applies to each. If the actual repair cost is less than $500, the homeowner pays the lower amount. Repairs completed under this policy (after the deductible is met) are guaranteed for the remainder of the term.
This is not a policy of insurance, so consequential damage from a leak is not covered. Damage from any peril (fire, flood, lightning, vandalism, etc.) is not covered and should be reported to your homeowner’s insurance company. Repairs needed due to abuse, neglect, or lack of maintenance are not covered. The homeowner is responsible for the cost of replacing roof coverings when needed.
How to Submit an Inspection Warranty Claim
- Go to www.SubmitYourClaim.net and click the “Create Account” tab to set up your account.
- Once logged in, click the “New Claim” button at the bottom of the page and submit your claim.
You’ll need to upload:
- An itemized repair estimate from a licensed contractor that states (1) the cause of failure and (2) parts and labor broken out for each issue.
- Your inspection report, along with basic info on the home and your contact info.
- For appliance or HVAC claims: the manufacturer, model #, and serial # from the unit that was inspected.
Your warranty is based on the date of the full home inspection.
