What to Expect from Your Inspection
Whether you are buying, selling or maintaining your home, Gold Standard Inspections provides professional and quality service from the moment you call us. Our licensed home inspectors will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by the State of Indiana and ASHI, one of the leading home inspection associations.
After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images and videos for reference.
Gold Standard Inspections thoroughly inspects and reports on the following:
ROOFING
A roof provides protection against rain, snow, sunlight, extremes of temperature, and wind. We assess the roof material, flashings, skylights, drainage systems, and penetrations to ensure these components perform their function.
Property & Site
Inspection of the property, site, and exterior grounds is visual and intended to determine the general condition of the property. Site and exterior grounds inspection is generally limited to areas immediately adjacent to the building and generally includes grading, walkways, driveways, patios, stoops, stairs and steps, railings, decks, and retaining walls.
EXTERIOR
We evaluate the building envelope based on generally accepted building practices for buildings of a similar age, construction type, and overall condition. Our exterior inspection assesses the siding and coverings, soffits, fascia, trim, window wells, porches, basement walkouts, and enclosures.
Attic, Ventilation & Insulation
Past damage and leakage may not appear in the living spaces, but evidence may be found in the attic. We will examine the attic to ensure it is properly ventilated, check for mold and moisture, assess the level of insulation, and more.
Doors, Windows, & Interior
Any number of underlying issues can cause damage to the walls, floors, and ceilings of a property. Inspectors examine and base their findings on buildings of similar construction and age. Interior walls, ceilings, and floors are inspected based on normal building practices for structures of similar age and construction type. We will check doors and windows for proper sealing and drafts, signs of mold or water damage, and more.
STRUCTURAL SYSTEMS
Strange things can happen to a building if the foundation isn’t well supported. We evaluate the building's visible portions of the foundation, wall framing, ceiling framing, beams, supports, and floor framing for signs of movement, damage, and more.
ELECTRICAL SYSTEMS
When you’re purchasing a property, it’s a good idea to make sure the electric systems are working. Electrical inspections are visual and operational. Inspectors remove cover panels when possible so the main service panel wiring can be inspected. Visible wiring beyond the main service panel box is examined for safety and improper wiring conditions. Connected electrical devices and fixtures, smoke and carbon monoxide detectors, and GFCI protection are assessed.
PLUMBING
Leaky, broken, or misdirected pipes can wreak havoc on a building's infrastructure and sewer. The inspector will observe functional water supply and waste drainage. Visible, accessible portions of supply and drain lines are inspected. Inspectors operate plumbing fixtures to determine the presence of leaks and look for water damage. Bathroom plumbing systems are inspected for leaks that may affect shower, tub, and/or sink surroundings. Inspectors examine and look for evidence of leaks at the junction of walls and floors that intersect with these units. We assess the water heater and any sump pumps or fuel storage and distribution systems.
Heating & Cooling Systems
Heating and cooling system inspections are visual. Weather permitting, the inspector will operate every system in its respective mode using normal controls and evaluate how well the system is performing its intended function. Heating and cooling equipment, ducts, vents, flues, fireplaces, and chimneys and flues are evaluated for damage, improper operation, and safety concerns.
APPLIANCES
Appliance inspections are visual and operational. The inspector tests appliances based on the component's condition at the time of the inspection. All built-in appliances are tested by turning them on and off or running a short cycle. This includes dishwashers, garbage disposals, ranges or ovens, cooktops, microwaves, certain ventilation systems, and other built-in appliances.
